Community Spotlight: Lake Mary, Florida

Every few weeks I get some version of the same question from a buyer relocating to Central Florida: "Where should we actually be looking?" This month, let's talk about Lake Mary.

If you haven't spent time here, Lake Mary tends to surprise people. It's one of Seminole County's most established communities, anchored by a genuine downtown, a deep bench of corporate employers, and a housing stock that ranges from golf course estates to modest single-family neighborhoods. Here's what I point out to clients when we're touring the area.

The Lay of the Land

Lake Mary sits along the I-4 corridor with direct access to SR 417, which makes it one of the more convenient home bases for anyone commuting toward downtown Orlando, Sanford, or north toward Volusia County. The Sun Rail commuter line runs through the area as well, with a Lake Mary station that connects to downtown Orlando and Poinciana.

Historic Downtown Lake Mary is the heart of the community: a walkable stretch of brick-paved streets, independent restaurants, and a Saturday farmers market that's been running for years. Crystal Lake Park, with its fountain and walking paths, sits just off the main strip. The Seminole Wekiva Trail runs through the area too, giving residents a paved path for walking, running, and cycling that connects toward Longwood and Altamonte Springs.

What's Actually in the Neighborhoods

Lake Mary covers a wide range of housing, and the differences between its pockets matter more than most people expect.

Heathrow is a guard-gated development built around its own golf course, with estate homes generally ranging from the $700,000s into the multi-million-dollar range. It has its own ZIP code and a name that's become almost interchangeable with Lake Mary itself for people relocating from out of state.

Timacuan offers a golf course community at a lower price point than Heathrow, with single-family homes generally running $450,000 to $900,000 depending on lot position and renovation status. The golf course here is semi-private, which opens membership to a broader group of residents.

Beyond the gated communities, Lake Mary has a substantial supply of non-gated neighborhoods, town homes, and condos, generally offering more accessible price points while still providing access to the same downtown, trail system, and commuting corridors.

Homes in the area are zoned for Lake Mary High School, along with several Seminole County elementary and middle schools depending on the specific neighborhood.

The Numbers as of Summer 2026

Lake Mary's June 2026 data shows a market that's given buyers more room than it has in recent years:

  • Median sale price: roughly $455,000, with the median list price closer to $405,000

  • Median days on market: 61 days, up from 53 days a year earlier

  • Active inventory: around 193 homes

  • Price reductions: close to a quarter of active listings have taken a cut

None of that suggests a market in trouble. It suggests a market where sellers need to price accurately from day one, and where buyers finally have the time to do real due diligence before writing an offer.

Why Lake Mary Keeps Showing Up on Relocation Lists

Lake Mary carries one of the densest concentrations of corporate employment in Seminole County. ADP, KPMG, Raymond James, and Mitsubishi all maintain a presence in the local business corridor along SR 17-92, and that steady employment base has helped keep housing demand in the area more consistent than in communities without that kind of anchor.

For buyers coming from out of state who are used to a longer commute or a less walkable downtown, Lake Mary tends to check boxes quickly: the drive times work, the downtown has some life to it, and the neighborhoods range widely enough that there's usually something that fits the budget.

Lake Mary isn't a single housing market so much as several markets sitting side by side under one city name. A home search here should start with a real conversation about commute, budget, and whether golf course living, a non-gated neighborhood, or something in between actually fits how you want to live day to day.
